We’re back on site in Fayetteville, West Virginia, completing a reroof that we weren’t able to finish during last winter’s snowstorms. Our focus now is on the critical detailing that ensures long-term performance, starting with pipe penetrations using rubber boots with malleable metal flanges. We install these with sealant underneath, fasten them with self-tapping screws at tight intervals, and finish with a continuous արտաքին bead of caulking. On a metal roof, everything comes down to properly sealing connections—because in reality, most construction failures happen at the joints, not the field of the material. We’re also installing the ridge cap and taking extra care to seal every interface. That includes closures between the standing seam ribs and back caulking to ensure a watertight seal between the roof panels, closures, and ridge cap. One unique challenge on this project is tying the metal roof into an adjacent fabric structure—something that requires custom field fabrication. These materials expand and contract differently and rely on different connection methods, so we’re using a combination of fabric tape, mastics, and malleable transition materials to create a durable, flexible, and leak-resistant connection.

In Palm Beach Gardens, Florida, Reich Construction demonstrates how to properly install an exterior stair system on a pre-engineered steel building. The key design principle is that exterior stairs should remain structurally independent from the main building frame. This allows the building siding to remain continuous and prevents conflicts between systems that move differently under thermal expansion and wind loading. Even though both systems are steel, they behave differently under real-world conditions. The stair structure is built as its own system with independent footings and a separate structural slab, ensuring it does not transfer load or movement into the pre-engineered building. This approach improves long-term durability, simplifies maintenance, and reduces the risk of structural or envelope issues.
Reich Construction - How To Install Metal Building Stairs
In rural Montgomery County, Maryland, Reich Construction is on site in Beallsville for the next phase of growth at a local distillery. The existing 90’ x 160’ facility is a great example of how older buildings can be revitalized through modernization. The owner removed the original siding and upgraded the structure with insulated metal panels (IMPs), giving the building a cleaner appearance, improved thermal performance, and a longer service life. IMP systems offer a finished metal surface on both the interior and exterior with an insulated core, making them an excellent solution for commercial and industrial renovations. Our current work is focused on a new 36’ x 100’ building that will serve as offices, conference space, and temporary housing for employees. Unlike a basic utility structure, this building is being designed as a showpiece for the property, complete with a mezzanine system engineered into the pre-engineered steel building package. It will also feature 39 high-end storefront windows, custom doors, and multiple overhead openings. While these architectural upgrades create a premium finished product, they also demand precise detailing. Window trim, sill flashing, J-channel systems, drip gutters, sealants, and drainage paths must all work together perfectly to prevent leaks and long-term issues. This type of finish work takes time, skill, and experience — what might be a one-week cladding job on a standard shell can become a month-long process when quality detailing matters.

In Mount Airy, Maryland, Reich Construction is working on a historic farmstead with structures dating back to the late 1800s. The original barn, built in the 1880s using chestnut logs, reflects a time when materials were sourced locally — even from trees affected by the chestnut blight earlier in the century. A later addition from the 1930s, constructed with cinder block, shows the evolution of building methods over time. The surrounding property tells the same story, with a home featuring a metal roof, decorative shingles, and detailed trim work consistent with that era. Despite its age, the barn has held up remarkably well — a testament to the importance of proper maintenance, especially keeping a solid roof overhead and water away from structural elements. As part of this project, we’re helping the owner move forward while respecting the past. A former utility building on the site was lost when a silo collapsed, and we’ve been brought in to rebuild it — this time using a modern steel system. The existing concrete slab varies by as much as eight inches in elevation, but rather than remove it entirely, we’re modifying the perimeter and installing a new reinforced monolithic slab foundation. This approach allows us to create a stable base capable of supporting a new light-gauge steel building, including a mezzanine and future use flexibility. By handling excavation, concrete, and steel as a single scope, we’re able to deliver a complete, cost-effective solution tailored to the site.

At the University of Virginia in Charlottesville, Reich Construction played a key role in the redevelopment of Gilmer Hall, an $80 million project led by The Whiting-Turner Contracting Company. Our scope of work focused on the installation of precast concrete panels, contributing to both the structural integrity and architectural finish of this major academic facility. Each precast panel weighed between 4,500 and 5,000 pounds and was installed using welded steel clips anchored to the building’s internal steel frame. Behind the panels, a rainscreen system was incorporated to manage moisture and protect the building envelope. This combination of heavy-duty installation and moisture control ensures long-term durability. Precast concrete systems like this are designed to last well over 100 years, offering an exceptionally low life cycle cost when compared to other façade systems.

Bruno made a visit to another building from our past, a 12,000-square-foot enclosed lumber shed designed for a local operation that needed simple, reliable storage. The building features a 24-foot eave height with R-panel siding and roofing, resulting in a straightforward pre-engineered metal building designed for function above all else. The structure includes several overhead door openings, though no doors are currently installed, allowing equipment and materials to move freely in and out of the space. Even with simple buildings like this, there are details that can make a big difference in long-term performance. One of the most common issues in metal buildings is condensation forming on the underside of the roof panels. During humid summer conditions, moisture can accumulate on the warm side of the metal and drip into the building below. To prevent this, we installed a material known as Fi-Foil on the underside of the roof panels. Similar in appearance to heavy-duty bubble wrap, it creates a thermal break that helps control condensation. This building also incorporates translucent roof panels to allow natural light into the structure. While effective for daylighting, these fiberglass panels expand and contract differently than the surrounding metal roof, which can accelerate wear on the sealants at those joints and increase the potential for leaks over time.

A few years ago, in Manassas, Virginia, Reich Construction completed a 93,000-square-foot pre-engineered metal building originally planned as a two-story mini storage facility. During construction, the developer sold the building to a cannabis operation, which will now occupy the space. The structure features a single-slope roof with a 45-foot high eave and a 39-foot low eave, giving the building a distinctive profile while maintaining the structural efficiency typical of large PEMB systems. One of the most interesting aspects of this project is the building’s unusual footprint. Several obtuse angles were intentionally designed into the structure to maximize the zoning envelope of the property. By shaping the building to fit the site precisely, the developer was able to capture the greatest possible square footage while still providing the required parking to satisfy local zoning regulations. During the process, another challenge surfaced when the building’s original insulation design — a single layer in both the roof and walls — did not meet local code requirements. Situations like this highlight how building codes vary significantly from state to state and even between local jurisdictions. Virginia currently trails Maryland in code adoption, while North Carolina trails Virginia, and some municipalities add their own amendments to the International Building Code (IBC). Navigating those differences is a critical part of ensuring a project moves forward without costly surprises.
